Based in New York where she is a founding partner of HGP, Ms Kulik was previously a Senior Managing Director with FTI and leader in FTI’s Global Real Estate Group. With over 30 years experience in the national and international real estate industry, Ms. Kulik is dedicated to the principle that real estate is a major catalyst for generating significant social, economic and environmental returns. She is widely regarded as an innovator and has extensive principal and advisory expertise throughout the real estate and business life cycles of investment, development, operations, technology and value creation. Ms. Kulik has extensive experience in all asset classes, with global public and private investors, developers, corporations and governments.
In a lifecycle approach to public and private real estate development, investment and use, Ms. Kulik has led urban redevelopment, sustainable and smart cities, master plan sustainability, market and financial feasibility, economic, social and environmental impact analysis, debt/equity sourcing, public-private partnerships; M&A integration, asset, entity & operations optimization, restructuring/repositioning; corporate sustainability, green building and energy /resource management engagements, as an advisor and principal. Ms. Kulik is widely regarded for developing operating, repositioning and investment strategies and sophisticated financial models for complex real estate, operating company advisory and capital markets activities. She has led numerous clients through growth, operations, and transform in Saudi Arabia, Egypt, Dubai, UAE, the Caribbean, Mexico, Latin America, Spain, the United States, among others in the MENA region and Europe.
As Chief Strategy Officer of Grubb & Ellis, a publicly traded, international full service real estate firm, Ms. Kulik led the architecture, development and implementation of G&E’s globally integrated consulting, transactions and facilities management service model, often cited as the real estate industry’s first commercially integrated model and the standard for today’s brokerage firms.. She completely transformed the company’s technology infrastructure to support the integrated service platform. Strategic alliances were established in Europe, Canada and Mexico, and the platform generated significant operational savings and top line revenue. New clients included United Technologies, IBM, Microsoft, Gillette and Adelphia among other Fortune 1000 companies.
In her roles as advisor to global businesses and investors and senior executive in public and private real estate investment and operating companies, including Aetna Realty Investors, BGK Management, Inc. and Glenborough Real Estate Investment Trust, Ms. Kulik developed and executed development, acquisitions, dispositions, repositioning and growth strategies for over $30B of real estate and operating company investments. She has built and grown full service global real estate principal organizations with best in class portfolio & asset management, leasing, development and acquisitions/dispositions operations and technology platforms.
Ms. Kulik has a unique entrepreneurial background and has launched several real estate service and technology companies during her career. She co-founded HelixGlobal, LLC, a New York-based business and real estate advisory firm providing strategy, capital markets and implementation solutions to global companies with significant investment and operating value in real estate. She co-founded Matrix Advisors, Inc., a full-service real estate advisory & transaction firm in Boston, MA, winning global client accounts for the firm’s transaction, capital markets and advisory business. In 2000, she developed the real estate industry’s first online portal with a CRE community platform that included networking, analytic tools, e-commerce, industry specific content aggregation and search capabilities for the real estate industry.
Ms. Kulik received her B.A. in Economics from Trinity College, Hartford, CT and is active in numerous philanthropic, real estate and women’s organizations, including ULI. She is a Board Advisor for AGBS, Inc., an MBSE focused on delivering comprehensive sustainability, facilities and energy management solutions to the domestic and Latin American markets, and CREOpoint, the premier online community network for the real estate industry. Ms. Kulik is an innovator in strategically advising social community, technology and sustainability companies as a Board Advisor and mentor.
